1How we price
Every End of Lease quote is built the same way, in four steps.
- Step 1
Your type of home
Apartment, townhouse or house. Each group is priced its own way, because the work is different.
- Step 2
Your layout
The number of bedrooms and bathrooms sets the base price. Apartments get one all-in package price.
- Step 3
How it was lived in
Normal use is already in the price. Heavier build-up adds a fixed amount for each item. See the levels below.
- Step 4
Extras you need
Carpets, blinds, walls, the fridge and more. Each has its own clear price, listed in What can cost extra.
The three condition levels
We rate the oven, range hood, cooktop, cupboards and other items one by one.
2The three property groups
A unit, a townhouse and a house take very different amounts of work. So we sort every home into one of three groups, and each group has its own way of pricing.
Apartments and units
Single-level apartments and units. Luxury apartments and penthouses are in Group 3.
One all-in package price, set by your layout.
The package includes:
- Kitchen appliances: oven, range hood, cooktop and dishwasher (Level 1)
- Kitchen surfaces, plus inside all cupboards and drawers
- All general rooms, plus inside wardrobes and drawers
- Windows and balcony doors, both sides, within 2.4 m
- Bathrooms and the laundry tub
Furnished? Add for wiping around furniture. A 3 bed, 3 bath apartment is checked first: if it has luxury features (like a wine room, walk-in dressing room, butler's pantry or very high ceilings), it is priced as Group 3.
Townhouses, terraces and duplexes
Homes with more than one level, sharing walls with neighbours.
General rooms + Kitchen area with appliances () + each level above ground
- Each level above the ground floor:
- A guest powder room (half bathroom):
- An extra-large footprint or study:
Stairs, extra rooms and more floor space take more time, so they are priced on top of the package.
Houses, villas, penthouses and luxury apartments
Freestanding houses and high-end homes, where every home is different.
Kitchen area with appliances (from ) + General rooms by layout + levels and special rooms
- The kitchen starts at . Each Level 2 item adds .
- General rooms are priced by layout (see the table).
- Each level above ground: . A luxury powder room: .
- A Level 3 kitchen in any home is priced this itemised way too.
Because houses vary so much, we often confirm the price after a free onsite inspection.
3The words we use
Cleaning words can mean different things to different people. These are exactly what we mean in your quote.
- Full End of Lease Cleaning
- Everything a vacated home can need, in 11 parts. Our package covers the first five; the other six are extras, because not every home needs them.
- Kitchen appliances
- Kitchen surfaces & inside
- General rooms & inside
- Bathrooms
- Windows
- Walls
- Ceilings
- Balcony pressure wash
- Blinds
- Carpet steam
- Mould
- End of Lease General Package
- Our standard package for apartments and units: the first five parts above, for a home in normal (Level 1) condition.
- General rooms
- Bedrooms, living room, study, lounge and laundry. Not the kitchen, bathrooms or balcony, which need special work.
- Surface Cleaning
- Wiping what you can see: benches, sink, vanity, toilet, doors, switches, and floors. It does not cover greasy kitchens, inside cupboards, walls, ceilings or windows.
- Surface & Inside Cleaning
- Surface Cleaning, plus inside every drawer, cupboard, wardrobe and shelf.
- Deep Cleaning
- Surface & Inside Cleaning, plus windows. Walls, ceilings and the kitchen appliances are priced separately.
- Kitchen area with appliances
- The oven, range hood and cooktop, plus kitchen benches, splashback and cupboards inside and out. Greasy kitchens always need this, not just Surface Cleaning.
- Bathroom Detailing
- Shower screen, tiles and grout, vanity inside and out, mirror, toilet, and the laundry tub.
- Windows
- Glass that opens for air, including balcony and patio doors. Both sides, frames, sills and tracks, within 2.4 m. Shower screens and mirrors are not windows.
- Std room (carpet)
- 10 m² of carpet. A normal bedroom is usually one Std room.
- Whole-surface cleaning
- We wash a wall or ceiling from corner to corner, not just the marks. Spot scrubbing leaves shiny patches on modern paint.
4The agent's checklist
Property managers check these things at the final inspection. Here is who takes care of each one, so nothing is missed and your bond comes back.

About carpets: in NSW, a lease term that makes you pay for professional carpet cleaning doesn't apply, unless it was a condition of permission to keep a pet (Residential Tenancies Act 2010, s 19(2)(a), s 19(3), s 73E(2)(b)). Carpets still need to be left reasonably clean.
5What can cost extra
Some jobs need more time, tools or chemicals than a normal clean. Here is how we price each one. Your quote lists every extra, so there are no surprises on the day.
Kitchen and appliances
Bathrooms
Walls, ceilings, mould and rooms
Popcorn ceilings are the hardest surface to clean, so they cost the most ( per m²). We usually suggest the owner has the surface redone instead.
Blinds
Priced per blind, by its size and style. Send us photos or a short video and we'll confirm.
Carpet and furniture
Outside and on the day
Money off
6Other services
Not moving out? We also clean single rooms, appliances, carpets and windows on their own.
